Lauren Pugliese joined M-One Capital in 2022. Her responsibilities include originating and evaluating new real estate investment opportunities, structuring and executing real estate investments and management oversight of portfolio investments. Lauren leads our real estate practice.

Prior to joining M-One Capital, Lauren originated and managed real estate investments for a publicly-traded finance company and a private insurance company.

Lauren received a Bachelor of Business Administration from Southern Methodist University.

Real Estate Investments

M-One Capital has a separate strategy to invest in value-add real estate with a diversified blend of asset classes, markets and capital structures. Our dedicated real-estate team is focused on building long-term and/or programmatic partnerships with leading developers and operators having a specific sector or geographic focus. We provide flexible capital for existing assets and development projects with target equity requirements ranging from $3 million – $35 million.

Investment Characteristics:

  • Equity commitments of $3 million – $35 million
  • Ability to invest across the capital stack (LP, co-GP preferred equity)
  • Develop repeat/programmatic joint venture relationships
  • Conservative use of leverage to provide downside protection
  • Flexible hold period

Property and Partner Characteristics:

  • Existing properties as well as development projects across asset classes including industrial, multifamily, office, retail and other specialty assets
  • Assets that can be acquired/developed at an attractive basis with value creation opportunities through repositioning, stabilization, redevelopment or recapitalization
  • Growth markets with strong supply/demand dynamics and demographic trends
  • Established operating partners that maintain ownership and contribute meaningful capital to each transaction
